Why most mold work is sold badly

Mold needs three things: spores, which are everywhere and always will be; something to eat, which is most building material; and water. You cannot remove the first two. Every real remediation is therefore a moisture repair with a cleaning attached, and any quote that does not identify where the water is coming from is selling you the cleaning half of a two-part job.

The second thing worth knowing is what cannot be treated. Sprays and fogging work on hard, non-porous surfaces. Applied to drywall, insulation, carpet or ceiling tile they coat the surface and leave the growth inside the material, which is why the standard is removal rather than treatment for anything porous.

Third, and specific to this state: mold remediation is not a licensed trade in its own right in California. There is no mold license to check. What there is instead is certification — ask which body, ask to see it, and ask whether the company testing your property is the same one quoting to remediate it.

So the useful first call is an inspection that maps moisture, tells you how far it actually goes, and is willing to conclude that the answer is a bathroom fan and twenty minutes of your time.

California specifically

Wildfire smoke is the single biggest thing that makes Californians think about what their ducts are carrying. Fine particulate gets pulled into a return during a smoke event and keeps circulating long after the air outside has cleared.

California is also the one state where duct leakage is routinely tested: Title 24 requires a HERS-verified duct test on most furnace or air-conditioner changeouts, so a duct problem here often surfaces as a failed test rather than as a complaint.
